The company was duly incorporated in 2001 and is manned by Tanzanian professionals with a sound pedigree in the disciplines of real estate investment analysis, development appraisal, valuation, estate agency, estate management, and land advisory services. Currently, the company has five principal areas of specialisation namely:- Property Performance Evaluation entailing mainly the analysis of property returns and risk for real estate investments/portfolios; Development Appraisal i.e. feasibility and viability appraisal; Real Estate/Asset Valuation ; Estate Agency and Property Management.

1. Estate Agency

We sell/buy and let/lease a wide array of properties on behalf of our clients and also provide professional advice relating to the buying and letting of properties, eg. legality of title, tax implications, structural and aesthetic condition of a property, current market value, future marketability of the property etc. We also deal with the preparation of lease agreements and assist clients with conveyancing i.e transfer of title using qualified solicitors.

3. Software Based Preparation of Fixed Asset Registers

In order to manage assets optimally and for judicious financial reporting purposes, a fixed assets register is a must for any medium to large organization. We use a flexible software template that enables a client to run depreciation, post entries to the general ledger and produce reports for management and accounting purposes automatically. When combined with bar coding, a client can readily scan a bar code for an asset and have full details for an asset for accounting and managerial purposes. The software for preparing fixed assets registers and bar coding is written in “Magic” language, a software tool for developing database applications.

4. Bar Coding and Conventional Asset Coding

Bar coding represents the latest technology in managing and tracking assets. We carry out bar coding, whereby bar coding labels are fixed on assets. When used with a bar coding software, the bar codes can readily be scanned and read by a hand-held scanner, revealing all the information on the asset e.g. asset name, location, date of purchase, invoice number, serial number, purchase price, supplier etc. In addition to carrying out bar coding, we also can carry out conventional bar coding whereby we label assets using indelible paint.

9. Structural and Condition Surveys

Our company carries out structural surveys to determine the structural condition/stability of a building or structure. Additionally, we often obtain clients' instructions to inspect properties and carry out condition surveys that later on become valuable records on the actual state of repair of a property just before a tenant moves into premises. When a tenant vacates the premises, we are often called upon to prepare a schedule of dilapidation that lists all defects caused by the tenant during his/her period of occupancy. The tenant would be called upon to make good all defects caused by him/her before vacating the premises. The condition survey report and the schedule of dilapidations, therefore, form a solid basis upon which a landlord can lodge and enforce claims of repair against a tenant.

10. Property Management

Our Company has been involved in advising landlords on the planning and best use and management of their real estate holdings including, refurbishment, tenancy and lease structure, rent collection, and general maintenance and management of multi-tenanted office complexes, residential estates as well as a variety of other types of properties/buildings. 12. Land Advisory Services

Under land advisory services, our company takes part in the Acquisition of Title Deeds; carries out Title Deed Searches; Land Registration; Conveyancing/Transfer of Land Ownership; Conversion and Variation of terms of a Right of Occupancy and Miscellaneous other Land Advisory Services. We also can deal with site acquisition and advise clients on the suitability of selected sites for particular uses/developments.

For overseas clients requiring to acquire land for investment purposes, we liase with the Tanzania Investment Centre on behalf of our clients and facilitate the acquisition of derivative rights over land.

Other issues covered under our land advisory services package include: Planning and implementing land development schemes, with a view to making the highest and best use of available land; Planning and execution of urban renewal as well as regularisation projects; providing advice on land rights; preparation of sustainable land resource development/utilisation schemes.

We may also be engaged to resolve disputes surrounding transfer taxes such as Stamp Duty on Sale (sometimes referred to as Capital Gains Tax) and Stamp Duty on Transfer (sometimes simply referred to as Transfer Tax).
